One of the things that The Mister really loved about The Green house when we first looked at it was the attic. He had always dreamed of a house with a usable attic. Our plan was, and is, to make the attic a suite for The Little Savages... someday.
When we began demolition we decided not to gut the attic. It was a cost saving measure. Our thought was, we won't use the space for a while so we will put that project off until we need the space.
Then the electrician came along. I have to tell you, Dave has done a great job at The Green House. He is my favorite contractor.... by far. Anyway, Dave said that if we wanted lights in the attic, we needed to take out some of the drywall. The attic was the only place in the house with drywall.
So, then we decided to take out ALL of the drywall. Why wait until later? It would be very messy to try to do that in a house that was being lived in. So we gutted the attic like we did the rest of the house. Now we can insulate the attic, and truthfully, that will save lots of money.
Then the plumber came along. It was not going to cost that much more to plumb for a bathroom in the attic. It would cost much more to do that later. So we plumbed for a bathroom in the attic... just a simple rough in, nothing big.
Then came the carpenter. "How about if I build an extra wall over there to close off that bathroom. While I'm up here, I could build some knee walls too. "
"Uhhh sure," we said.
So then we got to thinking. We didn't want an attic room that nobody wanted to use. You know, those rooms that get too hot in the summer and too cold in the winter because they aren't properly heated or cooled. There was no way we were going to put a window air conditioner in The Green House.
So we sprung for a nice stand alone heating and cooling unit just for the attic. The duct work will be hidden away in the walls, just like the rest of the house.
So, Tah-Dah. Our attic will be a fully functional third floor by the time we are done.
I can tell The Mister is staking the attic out as his man cave.
Where else will he put his Larry Bird Bobble Head and his mini fridge full of beer?

So what happened with the racoon poop up there? Did you *really* steam clean like you promised your Daddy? Hmm?
ReplyDeleteWe never actually saw raccoon poop up there, we just heard stories from neighbors, that were confirmed by the previous owners, that raccoons had taken up residence in the attic.
ReplyDeleteI think the previous owner's children swept the attic after his death.
Dad's concern was over any remnants that might be left. We do plan to take up the flooring that is left up there and steam clean the floor boards. Eventually we hope to carpet the attic.
